WHAT IS A THREE OR FOUR POINT INSPECTION?
After Hurricane Andrew, Insurance companies in Florida have been trying to encourage home owners to make their homes safer and reduce claims. Many insurance companies and JUA (Joint Underwriting Association) now request 4 point inspections, which often include, but are not limited to (three point inspection excludes the plumbing section):
WHAT ARE THEY LOOKING FOR IN THESE REPORTS?
In general they are looking for these three or four components/systems to be updated and in, generally, good condition.
FORMS. ARE THERE STANDARD FORMS?
No. We have designed a form, which has been widely accepted by the insurance companies. Sometimes we are asked to modify the form for specific needs.
COSTS? COORDINATING ALL OF THESE TRADE PROFESSIONALS FOR A 3 OR 4 POINT INSPECTION SOUNDS COSTLY AND LENGTHY.
We perform 3 and 4 point inspections starting at just $150.00 (based on actual square footage of the structure). There is only one inspector to coordinate. This makes the process easy.
I AM BUYING A HOME. CAN I USE THIS AS A LESS EXPENSIVE PRE-PURCHASE INSPECTION.
No. This type of inspection is not intended for use as a pre-sale or pre-purchase comprehensive inspection. As it is geared for your insurance needs, It will not contain the type of information you may need to make an informed decision for purchase. Visit our Home Inspection section for information regarding pre-purchase inspections.
GUARANTEES? WHO CAN GUARANTEE THE FORMS ENABLE ME TO BE APPROVED FOR INSURANCE?
NONE!, NO ONE! Please be clear that Atlantic Building Inspections, Inc. is not employed by Insurance companies, and cannot guarantee any aspect of inspection, including but not limited to: INSURABILITY, UNDERWRITING, NEED FOR ADDITIONAL CERTIFICATION OR INSPECTIONS SUBSEQUENT TO INITIAL INSPECTION, WORK TO BE PERFORMED FOLLOWING INSPECTION, Etc..
